This information about a new social sharing tool is for REALTOR® members using the FlexMLS system via the Arizona Regional Multiple Listing Service. It is not something the public has access to, but it is another way for agents to share property information with potential home buyers and sellers.
As of Thursday, Jan 11th, a new social media sharing button in ARMLS will allow real estate agents to more easily share listing information to Facebook, Twitter and via new email and permalink options. The new “Share” button will be placed towards the top of the FlexMLS Dashboard. This will allow an agent to send a link directly from the search results within their existing dashboard.
Once the search is completed, the agent will click the share button and will be given 4 sharing options. If Facebook is chosen, I believe you will have an option to log in to a personal or a business Facebook page. All links are live but will expire after 30 days. Links created withing the social sharing tool will update as the status of the listing changes.
The recommendation is to keep the post simple. Up to 200 characters are allowed, per ARMLS.
The FAQ page from ARMLS brings up a few questions that have been talked about a lot on this blog over the years. IDX and listing syndication.
If the listing has been “Opted Out” so that it does not show on the internet, the listing will not be available in the shared link. I’m not sure why people choose to opt out from having their homes displayed on the web, but whatever…
There are many ways to effectively share listing information on the internet. While some people think it is best to own and control their content and messaging, others just want to quickly get their homes in front of an audience. This new social sharing tool looks like it will be a great way to do that.
We often see people share links to a Zillow or Realtor.com page where the consumer may be shown information from other agents who have paid one of the big portals for placement. Personally, I scratch my head when I see other agents doing this. I believe that this new sharing tool from ARMLS is a good idea for agents who might not have the ability or the “time” to build their own web presence.
Here’s a sample of a tweet we shared showing one of our listings. I happen to think it is worthwhile to build a web page for our listings so that we are not sharing our space with other agents. Once the new social sharing tool is available, I’m looking forward to playing around with it to see if we feel like it adds value to how we typically market our listings.
