Unity of Purpose
Cressey Development is proposing a mixed-use, four-storey building on the corner of Commercial Drive and East Pender Street, comprising residential, retail, and office units. Four discrete building blocks are gathered around an internal courtyard and constructed over one level of underground parking. The north and south blocks, located respectively along the laneway and East Pender, house 21 market townhomes and 10 studio condominiums. The east block fronting Commercial Drive consists of two ground floor retail stores, six offices, and 10 rental apartments. The site is well-served by several public transit lines along Commercial Drive and Hastings Street, and is within walking distance to shops and restaurants along both of those arteries.

Floor Plans for 485 Commercial
Floor plans have yet to be finalized. However, the current proposal for the market portion of the development is for 10 ground level studio condos of 574 sq ft. in floor area and 21 three-bedroom townhouses. The townhouses are range in size from 1,506-1,618 sq ft. They are located on the second level and are entered via the courtyard. Amenities at 485 Commercial
Strata residents will enjoy the use of a second level, internal courtyard located between the building blocks. Not only does it host entrances to the residential units, but accommodates a safe, semi-private outdoor amenity for families, allowing functions such as communal gathering and playing. Each townhouse will have an 8’ deep gated, private entrance garden and private rooftop decks with raised planters and a green roof covering more than 50% of the roof area. Market units are provided with a total of 3,380 sq ft of gardens and 8,113 sq ft of decks.

Parking and Storage
Some commercial convenience vehicle parking is located in the laneway. All other vehicle parking will be accommodated in one level of underground accessed from the lane. The underground will be separated into residential and commercial parking areas by overhead gates. The former will consist of 45 standard car stalls and three handicapped spaces, the latter of 12 standard stalls and 1 handicapped space. Two Class B loading bays are included for the two ground floor retail tenants. Residential bicycle storage will be accommodated on P1 with 58 Class A stalls, along with a work and wash station. Four Class A stalls for commercial tenants will be located at grade, accessed from the lane. Twelve Class B bicycle stalls will be provided on Commercial Drive and East Pender for both commercial and residential uses.
